Construction Management
Providing an opportunity to service projects for our clients that may not require the full services of a General Contractor. We provide an “a la carte” menu so the developer/owner can pick and choose what services they require, when they need it. Sample services include: due diligence, lease exhibit/LOI review, budgeting, scheduling, tenant coordination, plan review, OSHA/SWPPP inspections, and contract and scope development.

Pre-Construction
Detailed, conceptual budgets and construction schedules. Coordinate permitting, utility companies, and municipal requirements. Facilitate interface of civil architectural, structural and MEP plans. Comprehensive criteria review of plans and specifications. Construction documents yielding the best subcontractor pricing.

Site Evaluation
Site work budgets prior to expending due diligence cost. Determine site specific permitting, infrastructure, layout, utilities and phasing.

Construction
Senior Officer accountability for each project. Experienced project manager established as the team leader responsible for all phases of the job. Professional superintendent and Project Estimator insuring quality performance and staying“on top” of project dynamics and cost.

Quality Control
Specialized staffing, monitoring and implementation procedures.“Smart Money” value engineering, subcontractor experience, manufacturer’s accountability and inspection. Trade specific “mini” pre-construction kickoff. In place mockups, expedited shop drawing delivery and approvals. Regular A/E field review and comments addressed promptly.

Safety
Full time corporate safety director. Industry Leader in low EMR and Incidence Rate. Daily focus on safety and detailed monthly inspections. Courteous OSHA consultation required on each project. Drug testing policy.

Warranty
Full time warranty manager. Fast response. Minimize client impact. Educate/train operations team.
